This 5 bedroom 3 bath home on Lake Sinclair is perfect for a great family vacation. Built on a beautiful level lot, this 3,500 sq ft home sleeps 10 comfortably and is designed so that almost all rooms have a magnificent view of the lake.
Located in Jamestown Village, this “home away from home” has all the essentials needed for the comfort and enjoyment of the entire family. Fully equipped kitchen with eat-in bar, coffee maker, microwave, dishwasher, utensils, flatware, glassware, dishes, pots/pans, linens, towels, washer and dryer and Dining room as well as a separate breakfast area. The covered pavilion in the courtyard has a ceiling fan, large gas grill, and glass table with 6 chairs for outdoor dining. The master bedroom with a king sized bed is on the main floor and also has an exit to the courtyard. The master bath has a beautifully trimmed two-story entrance and includes a large walk-in closet and a jacuzzi. There are vaulted ceilings in the master bedroom, master bath, kitchen and breakfast room. There is also a separate office on the main floor, another bedroom and another bath including a tub/shower unit. Two of the three bedrooms upstairs open to a rocking chair veranda with breath-taking views of the lake and the courtyard. There is also a game room with a ping-pong table and a sitting area perfect for relaxing and reading your favorite book.
The spectacular dock is the largest allowed on Lake Sinclair and has plenty of space for sunbathing. There is also a table and chairs for relaxing under the covered roof. There is a built-in stereo with four speakers. The stereo has a USB port for I-Pod access to play your favorite music easily. There is also a built-in TV with remote (programmed to the house TV). For chilly nights in the off-peak season, there is also a fireplace on the dock. Whether you like to fish, swim, sun bath or just take in the panoramic views of Lake Sinclair and the beautifully landscaped yard, you’ll LOVE this dock.
This home is also convenient to historic downtown Milledgeville featuring restaurants and historic homes; the quaint cities of Madison and Greensboro offer restaurants, antiquing and majestic homes; and Reynolds Plantation featuring the Ritz Carlton restaurant and championship golf course.

this was our 5th year staying here. Grass really needed cutting, the water wheel was not so was the frog pond and neon light on dock. over all good to be with the family.
This is the third time we've stayed in this house and really like it! The fishing is great off the dock. The house is set up well for multiple families vacationing together. The only thing I wish the owner would do is replace a couple of the mattresses in the upstairs bedrooms. Other than that, I would highly recommend this house.
I probably should have given this 5 star, the only reason I went 4 stars is the TV package. We watch a lot of TV LAND, and this package has very limited channels. Other than that this place is Awesome, it’s very spacious and welcoming. We had a great stay and the dock, lake and yard was breathtaking. Great fishing right off the dock caught a 5-6 pound catfish on a hotdog lol.
Overall the house met our needs, well. Its large, accommodating and as described. I would recommend adding wifi, a more thorough cleaning and either paving ther driveway or marking the entrance better.
I spent 3 nights here with my mother, siblings, and our spouses and children. We recently lost our family matriarch and were in desperate need of a peaceful getaway during this first Christmas without her. We were not disappointed! The home and grounds were absolutely beautiful. We enjoyed the open floor plan allowing us to all be together while preparing Christmas Eve dinner. The upstairs game/loft area was perfect for sending the kids off. Fishing off the dock was great, as was having cocktails out back on the courtyard/ patio. Master bath with jacuzzi was a dream. My brothers enjoyed watching the stars and talking on the upstairs veranda. The only "drawbacks" were the 3 older model televisions and lack of Wi-Fi. Personally, I was glad that it forced the kids to unplug and- imagine this!- play board games, fish, and toss a ball around outside. After the initial culture shock, they ended up having a great time! We've already decided to come back when the weather's warmer and we can add swimming and night fishing to our list of activities.
We loved our stay on Lake Sinclair! The home was absolutely wonderful had everything we needed. The views are stunning! We enjoyed the quiet relaxing Lake and fire pit had enough room for our 10 family members. it was just a great weekend!!! I can't say enough about it . I highly recommend this home. We definitely want to come back in the summertime and bring a boat can't wait.
We recently enjoyed a weekend at this lovely lakefront home. The dock was lovely and provides areas for both shade and sun. The home is nicely appointed with furniture though the electronics are rustic and there is limited cell coverage and no wifi. A good place to disconnect and enjoy the lakeview for some downtime.
This is a very lovely house and landscaping was beautiful the back yard. Loved the dock area. We always look foward to fishing from the docks of the houses we rent. This house had the best fishing of all the houses we have rented over the past five years at Lake Oconee, Lake Burton and Lake Notley. We caught tons of fish (we catch and release) in Lake Sinclair at this house. Will be back next year. Only complaint was I missed having WiFi and the tv channels you get are very limited.
Great as always this was our 3rd yr staying at this house,love the peace and quite and slow pace of Sparta Ga. Hope we can come back next yr.
We had about 10 people as we were having a birthday for my wife. Had a lot of room for everyone. We caught a lot of fish from the dock. We had enough room where everyone could enjoy themselves. We plan to come back in the future.

House and landscape was very nice and clean. However the entertainment needs to be updated( no WiFi, cable, or music) and the towels were wore out and need to be replaced. Overall stay was nice just needs to be touched up some.
Stayed on property 10/21-29/2017. We had 6 adults with plenty of bedrooms for everyone. My 87 year old father was comfortable walking on the flat path to the boat dock and he was able to sleep on the 1st floor. My immediate family lives in 4 time zones and we don't get to see each other often. This property was perfect for us and made what would have been a "visit" into a wonderful vacation for 8 days. Everyone enjoyed the spacious property. We used the kitchen a lot and grilled outside everyday. I even caught my 1st fish. Took family to Madison for some home tours - can't get enough of that southern charm.
This house has one of the best lake views I’ve even seen. Sunsets are stunning. Lots of space in the house for larger groups.
We stayed here for a family vacation with our extended family and had a great time. The flat yard is excellent for kids to play in and we loved having the dock for fishing and swimming (we tied a rope to the dock and floated on tubes one day right in the water). We rented a boat from Chris and really enjoyed tubing. The flat yard was great for my mom who can't walk well. We also really loved the outside patio sitting area. If there was wifi, we would consider returning. But if you are looking for a "disconnected" trip, this is a great place.
Our family enjoyed our week in this home very much. The landscaping is beautiful. The lake view is breathtaking. We spent time boating, fishing, grilling, and enjoying nature and each other's company. The house was very accommodating. It was clean and well-maintained. The owner of the home was extremely helpful and prompt in answering any concerns that we had. The lake house and description of the surroundings is everything and more. This was our 2nd year here and it went great,the weather was a little bad but we still had a great time.
We did enjoy our stay at the Lake Sinclair house...the house did accommodate our extended family very well...only draw back the dock needs spraying for spiders and mayflies...they were in abundance. When to water wheels and fountains came on in the afternoons...it was nice just sitting outside listening to the water...I talked with Mr. Johnny on several occasions...and he was always extremely nice and punctual with any questions I had.
Girls trip. We enjoyed our stay at this beautiful home. It was a very relaxing and fun trip. Visiting the area and seeing the sights. The home was our central location too visit Milledgeville ,Madison , and Juliette. It was just wonderful coming HOME after our outings and relaxing in this amazing place. The owner was very kind and accommodating . Thanks for a lovely time.
My family and I enjoyed our stay. It was very peaceful in the morning and beautiful at night. At night, you can see the stars and the the lake easily. It has a huge backyard and porch. The room are nice and two of the bedrooms upstairs have a lake view in the backyard. The rooms' beds are very cozy and comfortable. There isn't an iron so bring clothes that you don't have to iron as much. There aren't that many channels to watch in the morning but some good ones in the afternoon. This is a wonderful place to stay and I would like to go again if there was wifi or cellular networks.
This place is an amazing place to just getaway from it all. Bring your family your boat and stay on the water all day everyday.
What a wonderful home. Our family had a wonderful time albeit a water leak in the upstairs bath that came through the ceiling below. The owner was very apologetic because of the inconvenience however, we managed to work around it. The season was a little bit cold to enjoy all the amenities that the property had to offer but we would like to consider coming back in the summer for a longer vacation so we could enjoy the lake more. The owner, Johnny King, was super terrific in his dealings with me and the unfortunate water leak but he handled it professionally. I would recommend this home to anyone wishing to vacation here in the summer.
My family and I rented this beautiful lake home for Thanksgiving and we enjoyed it. The home is very comfortable and decorated very nicely. There is a plenty of space in the bedrooms and you can't beat the view from the lake. We have discussed returning in the summer months and I can't wait.

We had the pleasure of staying in this home for a small family function. The house and property are beautiful. Breathtaking views. We had a nightly visit from a friendly armadillo. We even named him. Love the USB on the dock for nightly dancing. Plenty of space, linens and cookware. Mr. King was an absolute pleasure to work with. We hope to return next year.
We had a blast,the house is great we spent alot time on the dock.With the stereo going and swimming doing the day and fishing at night.Caught enough fish for two meals.Will be back when we all cane get together again.
Beautiful home pics don't do it justice. We had a great time. During our stay the lake was practically empty. We rented a pontoon boat and 2 jet skis. The current in the lake can be swift at times. So try to stay on your jet skis. My son love to run down to the dock every morning to fish or go out on the boat. If you rent a boat you don't have to go all the way back to Midgeville to refuel. There is a RV resort 5 minutes from the house by water. The house has everything you need for a fun and relaxing stay. Thank you again for everything. We will be back again soon.

If you are wanting a house that is clean this is not your house. When we arrived we had to clean out all bath tubs to free them of the grim and hair that they were covered in before we could bath our children. The drains didn't drain properly and when we contacted the owner about it we never got a response back. There were roaches in the house both dead and alive. I was very disappointed in the how the house was maintained.
The pictures on the website do not begin to do this place justice in all it's splendor. The house is well laid out with 3 BR upstairs and 2 downstairs which worked out ideal for our family of 6. The views from the upstairs veranda and simply beautiful as are those from the downstairs master bedroom. The pictures don't show the 2 car garage nor the dirt road to the house from the main road that is canopied with tall pine trees. It really is a hideaway home in a very private area of Jamestown village. The house is situated on the NW area of the lake just around the bend from the Oconnee dam where great fishing can be enjoyed without concern for pleasure boating to disturb you. The water level varies throughout the day depending upon the needs of the GA power company as well as any rainfall that may require the lake to be leveled out a bit. A bit of caution about that process as it can really create quite a strong current you don't expect in a lake and the level can raise or lower a few feet in a relatively short time. The water temp is perfect in August with good visibility. There are few homes on this area of the lake and in actuality the entire lake is not overbuilt at all so there does not seem to be a problem with any crowding. We arrived after school year was in session form GA (Aug 10th) so that may have been a factor. From what I gathered most of the homes are vacation homes and a small percentage are rentals. Please keep in mind that even the best rental properties will have issues simply because you and I rent it and not everyone has the respect for the area or home as it should be. There were some minor issues that we noticed and brought to the attention of Mr. King but none of them were problematic with the home itself. Mr. King is very prompt and helpful and is willing to find solutions that fit the moment. The kitchen is well laid out with two areas for eating. We found ourselves eating outside most of the time or at the counter. From the early rise to the evening the majority of our time was spent outside and on the lake. The dock is very spacious with chairs and a mobile fire pit. one side of the dock does not have an overhang so if you are renting a pontoon boar this is where you will dock it. There are two hoists that are not for renters to use to lift their boat/jetskis out of the water. Rent your boat from JetShai (Chris Basswell) he deliver and dropoff. Shopping is far away so load up then stay put and enjoy.
Home is nestled in the woods until you reach the small neighborhood. Neighbors are near but just far away enough to forget about them. The home lightly decorated isn't too bad for small children. Watch out for deer, they are every where. A great place for nature watching. Be sure to bring everything you need, a store is about 30 min one way. Loved the back yard . My family spent most of our time outside (pictures are accurate). Bare minimum in cleaning kitchen supply. Be sure to bring paper towels/ napkins, dish washing liquid and extra wash cloths. Kitchen cookware were bountiful. Overall it is a place from all the hustle and bustle just what a family needs for vacation.
We really enjoyed our stay and the property was all that we expected. The owner was very friendly and helpful. I would highly recommend this rental. The master bedroom, with it's high ceiling and views of the lake, was gorgeous. Fishing from the dock in the morning was a great way to start the day.
Our family had a great time at this house. The owner was fantastic to deal with and the house was large, clean and well maintained. I would recommend this house for any family or group that wants to experience a great vacation. We rented a Pontoon boat, fished off the dock, grilled outside and had a great family week-end.
This house was perfect! Plenty of room and a great view. The kitchen was stocked properly and never ran out of linens. The best part was the dock. My husband enjoyed catching fish and listening to the radio that is installed on the dock. The kids enjoyed the ping pong table and the bonus room upstairs. I would recommend this house to any age group! This is one of the nicest homes on the lake and the owner was wonderful!
There were six of us, all adult women. We used Johnny's home for our annual Mother/Daughter get away. We found the house clean and neat. There was plenty of room for us to spread out and have a great time. The dock was huge with a swing and chairs for sitting and listening to the waterfall. The outside courtyard was nice with plenty of chairs. Two of the bedrooms upstairs have a balcony that overlooks the lake with rockers. We had a wonderful time.
This is our 5th year renting a house on Sinclair. My family of four and two other families make this trip. This is by far the best house overall ! Very spacious, clean, LOVE the flat lot, outside covered areas, dock. The house was very roomy, we had our own space which is important with four teenagers, nicely furnished. Definitely would stay again! Great vacation!
my family and i stayed at this lake house for a week and it was the most relaxing and enjoyable vacation we have ever been on. the home is beautifully decorated and very comfortable to be in. it has a big yard and a big pier great for fishing, swimming and just relaxing. we will be staying here again hopefully real soon. the owners are friendly and easy to talk to, we relly enjoyed our stay..
My family and my friends (consisting of kids & adults) had the pleasure time to staying at this home for a 4 days. It is big hose with convenient floor plan enough for 3-5 families , and we had everything we needed. Waking up to the views of the lake from the upstairs balcony and the master bedroom were amazing! It was a perfectly relaxing even at winter, I can imagine that the summer will be even better. The owner was easy to work with, and so very helpful. There are just a few thing I would recommend to owner to do to make it more comfortable for future gusts. I would recommend this home to my friends. Thank you.
We loved this place! It had everything we needed for a peaceful, relaxing vacation. We enjoyed sitting on the porch and on the deck looking out at the lake. The sunrises and sunsets were beautiful! We found the perfect restaurant at Milledgeville called Jackson's. The food was wonderful (be sure and try the cajun crab dip!). Thanks to the owners for everything!

It was a perfectly relaxing week of boating, late evening fishing right off the dock (my 11 yr. old son caught several catfish every single day we were there!), and playing games in the spacious yard. We even got to enjoy some early July 4th fireworks while sitting on the dock the last evening we were there, compliments of several lake neighbors. The perfect end to a perfect week! We are already planning the next visit! The owner was extremely easy to work with, and so very helpful. He even stayed on the phone with me making sure I was taking the correct turns after I called him thinking I had missed one. I would highly recommend this home....you will not be disappointed!
What a fantastic time we had at this beautiful lake house. It was the perfect location for graduation weekend from GCSU and much more enjoyable than any hotel room would've been in Milledgeville. The house had plenty of room for everyone, a well-equipped kitchen and magnificent landscaping & dock area. Lake Sinclair is absolutely beautiful and not nearly as crowded as other lakes. Sitting at the dock, watching the sunrise and sunset, while listening to music was so relaxing. Of course, with graduation weekend, we didn't even try to visit restaurants in Milledgeville, but who needed to? We were able to prepare our own meals in the kitchen and on the grill. It seems that every detail was thought through. Johnny was a pleasure to work with. We'll be back!
My family and I had the pleasure of visiting this home last week for five days. This is a beautiful home with lots of emenities, including a pool table. The grounds are lovely and well maintained. With my husband and I working all the time and my working on a doctorate degree, this time was much needed and we appreciate the owners sharing this lovely place to relax and spend an enjoyable time outside on the beautiful grounds, fish and watch TV on the dock...very nice! Finally, the fishing is excellent. Catfish and Brims are abundance and very nice sizes. We wanted to spend some relaxing time outside, enjoying the sunshine, fishing all day and living in a lovely home, and we found it here!
Great place to get away from it all! Beautiful and well maintained property on a great part of the lake. My whole family had a ball and will return soon as we can. The owners were very easy to work with and made sure all the details were tended to, even helping us to rent jet skis and a boat for the week.
We had a super time at this home. The property is beautiful- from our youngest to our oldest- everyone laughed and relaxed. Home is very clean- and had everything we needed for home-cooked meals at night. We will be back!
Our family of seven found this spacious home to be excellent. We enjoyed the large covered dock with a beautiful view of the lake. Fishing and swimming were very good. The house has all the amentities of home and an excellent covered outdoor patio . Just a few steps to the lake. A very relaxing and quiet location.
The view from the home onto the Lake was gorgeous! However the inside of the house was dirty- food on shelves in the refrig, on the cupboards, on the kitchen blinds. Not enough silverware or towels for 9-10 people. The tile floors were sticky and dirty. Bedrooms had layers of dust and the water in the tubs ( showers ) drained VERY slowly.
Very nice home with a great, private setting. The owner, Mr. King, was very friendly and helpful. It was a perfect setting for our family. Saw our first deer the day we arrived! For us, I hope it is an annual event.
Wish the inside was as nice as the landscape. The towels were so thin and only enough for 1 per person and some had stains on them. The couch sagged and the stove needed cleaning, there was stuff all burned on the bottom and smelled when we used it. The master bedroom did not have a shower so you had to go down the hall to get a shower, it only has the roman tub. We did love the outdoor scenery.
The outside of the house was nicely landscaped; however, this is deceiving because the inside does not live up to the same standard. The furniture and TVs are extremely outdated. The mattresses on the upstairs bedrooms are not even sleepable because they are so worn out. The TVs are at least 30 years old, and you can only watch the channel that is playing in the livingroom on the other two tvs in the house. Pretty inconvienent for a large number of guests. There is only dialup internet available which is also extremely out of date. The kitchen was poorly stocked. Pots and pans did not have matching lids. Only two containers for storing leftovers. The coffee pot had mold growing in it and had to run vinegar through it in order to make drinkable coffee. One of the baking pans was rusted.
This property is great. We took our company out for our annual outing and everyone was pleased with this home. We had a pontoon boat delivered to the dock and set up a croquet set on the lawn. The weather was beautiful and you couldn't ask for a better view. Thanks Johnny!
